    How We Find What You Can't See

    We select and combine methods based on your property, pipe type, and what the initial assessment tells us.

    VLOC PRO3 — Acoustic & Tracer Gas

    What it is

    The VLOC PRO3 is a professional-grade acoustic correlator and tracer gas detector. It listens for the specific frequencies produced by pressurised water escaping through a pipe fault — frequencies that are inaudible to the human ear but unmistakable to specialist equipment.

    How we use it

    For buried pipes where acoustic detection alone is insufficient, we can introduce a safe inert tracer gas (hydrogen/nitrogen mix) into the pipe. The gas escapes at the fault point and rises through the ground. The VLOC PRO3 detects it at the surface, giving us a pinpoint location even through concrete, tarmac, and compacted soil.

    Why it matters

    Most accurate method available for underground pressurised pipe leaks. Used by water authorities across Europe. Our primary detection tool for residential and commercial pipe surveys.

    Ground Penetrating Radar (GPR)

    What it is

    Ground Penetrating Radar sends pulses of electromagnetic energy into the ground and reads the reflections. Different materials reflect differently — soil, concrete, pipe materials, and water-saturated ground each produce a distinctive signature.

    How we use it

    We push the GPR unit across the surface above the suspected leak zone. The device builds a real-time cross-section of everything beneath, showing us pipe locations, voids, and water-saturated areas without any excavation.

    Why it matters

    Essential when pipe runs are unknown or when multiple pipes run in close proximity. Avoids costly and unnecessary excavation. Particularly effective in Lanzarote where properties often have tiled terraces and courtyards over underground pipework.

    Thermal Imaging

    What it is

    Water absorbs and releases heat differently to the surrounding materials. A leak creates a temperature differential that a thermal imaging camera can detect as a visible pattern on the surface above.

    How we use it

    We use a professional thermal imaging camera to scan floors, walls, and ceilings. Wet areas and moisture paths show as distinctly different temperature zones. This is particularly effective for leaks within floor structures and behind tiled surfaces.

    Why it matters

    Non-invasive and fast. Can cover large areas quickly. Best used in combination with acoustic methods to confirm a location before any investigation work begins.

    Acoustic Sensors & Correlators

    What it is

    Acoustic correlators use two sensors placed on either side of a suspected leak section. They measure the vibration frequency and timing of the leak sound at each sensor, then calculate the exact distance from each — pinpointing the leak location mathematically.

    How we use it

    Sensors are clamped to accessible pipe points — stopcock, meter, or exposed fittings. The correlator processes the readings and plots the leak position along the pipe run, accurate to within a few centimetres.

    Why it matters

    Invaluable for long pipe runs where the approximate section is known but precise location is not. Works even when the pipe is buried 1–2 metres deep. Used in combination with VLOC PRO3 for maximum accuracy.

    About the Equipment

    Why does equipment quality matter so much?

    The difference between professional equipment and consumer-grade sensors is the difference between finding a leak in one visit and digging up tiles on a guess. Our £80,000+ investment means we locate leaks precisely — minimising disruption to your property.

    Can one method find all types of leaks?

    No. Different leak types, pipe materials, and burial depths call for different approaches. Our surveyors select and combine methods based on what the property and the initial assessment tell us. That's why experience matters as much as equipment.

    How deep can you detect?

    Our acoustic equipment works effectively to pipe depths of 2–3 metres. GPR can image deeper. Most residential and commercial pipes in Lanzarote are within 0.5–1.5 metres of the surface.

    Do you always need to break tiles?

    Only to make the repair after we've found the exact location. We do not explore — we pinpoint first. Once we know where the leak is, the excavation area is as small as possible.
